The client turned to the legal company “Prykhodko and Partners” with a request to conduct a legal inspection of the real estate object – an apartment, which he planned to purchase. The client wanted to receive a comprehensive legal opinion regarding the condition of the object, its legal purity, possible risks and violations that could affect the further possession or use of this apartment. The main purpose of the inspection was to avoid possible negative consequences, such as loss of money or problems with property rights in the future.

In the process of analyzing the documents and verifying information about the apartment, several key problems were identified that could create serious risks for the buyer.
- Ownership issues:
The inspection showed that the previous owner of the apartment had not completed the procedure for registration of ownership of the object. In the State Register of Property Rights to real estate, the ownership of the previous owner was not recorded.
- Discrepancy in the documents:
One aspect that caused concern was that discrepancies were found in the technical documentation regarding the area of the apartment. The actual area differed from the one declared in the documents.

In particular, the client was informed about all the possible risks associated with the conclusion of the sales contract, as well as the risks associated with the inconsistency of the technical documentation with the actual data of the object.
