Certificate from BTI on ownership
BTI (Bureau of Technical Inventory) is a special body that is responsible for the examination of buildings. As a result, the owner of the real estate receives a technical passport of the real estate.
A certificate from BTI is a special document necessary for the possibility of legal disposal of real estate. This is information that is fixed on special media and indicates the completion of the procedure for legalization of the ownership right.
In Ukraine, electronic registers began to be formed gradually, and therefore sometimes situations arise when there is a requirement to submit a BTI certificate with important information. This is explained by the fact that the electronic resources do not contain data on real estate objects that were legalized after 2013. This document contains information about who is the owner of the property and on what grounds.
This document is provided not only by state bodies, but also by private organizations. In accordance with current legislation, you can obtain this certificate as follows:
- Take a request from a notary.
- Collect and issue the documents necessary to obtain the document.
- Contact BTI representatives.
For example, you can issue a certificate from BTI on the right of ownership with the help of specialists of our legal office Prykhodko and Partners.
In what cases can a BTI certificate be found?
The BTI certificate consists of informational data on the right of ownership. Since 2010, this information has been entered into the electronic system. Notary offices are also involved in this process and have access to the electronic database. If we are talking about data before 2010, they can be obtained exclusively through BTI. In the future, a lawyer will be able to work with this certificate.
This document will be needed to confirm the fact that the property belongs to a specific person. A certificate from BTI may be needed in the process of carrying out the following actions:
- Sale of real estate.
- Making a donation.
- For the privatization of the apartment.
- For a mortgage.
- To carry out various notarial actions, in particular, to register an inheritance.
Important: the BTI certificate is valid for 3 months from the date of receipt. At the end of this term, you will need to reissue the certificate.

To receive this document, you must provide:
- Passport and TIN.
- A document establishing ownership of real estate.
- Application for issuing a certificate.
- Notarial request (if we are talking about registration of inheritance, donation or sale procedure).
If, for example, there is no document confirming ownership of the real estate object, you can submit a package of documents without it. As for the cost of issuing a certificate, everything depends on the specific case and such a factor as the urgency of obtaining it.
This document must be stamped and signed by all authorized persons. In addition, it is worth carefully reading the content of the document to identify possible errors. If necessary, a certificate from BTI on the right of ownership can be issued by proxy.
