How did we help with the land plot inspection?
An extract from the urban planning documentation is an official document that contains information about planning restrictions, the intended purpose of the land plot, possible types of development and other urban planning conditions determined by the general plan, detailed plan of the territory or zoning plan.
This extract is necessary when construction, reconstruction or a change in the intended purpose of the land is planned. It helps to understand what is allowed or prohibited in a certain territory in order to avoid violations of building codes and regulations.
We examined all the documents provided and carried out checks, however, the extract indicated that there were restrictions on the land plots, since the extract contained information on six land plots, we needed to understand whether these restrictions were contained on the land plots that our client wanted to purchase.
Additional information on the restrictions can be seen in the extract from the State Land Cadastre, we received an extract, but there were no restrictions on these land plots.
In this case, our land surveyors investigated this issue and we understood that the restrictions relate to the sanitary protection zone, which is established for the location of cemeteries nearby.
02/27/2025 We consulted with the client and provided information on the inspection of land plots and restrictions on these land plots. Since the client needed the extract to change the target, we recommended the optimal option for the target designation and provided legal justification for the sanitary protection zone.
