In order for a warehouse to have an official legal status as an object of real estate, it is necessary to go through the procedure of its legalization. When the warehouse is already built and the question of its legalization arises, the stage of putting it into proper operation begins. This process involves:
- first, preparing the necessary documentation (applications for putting the facility into operation to DIAM, title documents for the land plot, technical passport of the warehouse);
- second, applying to the territorial body of DIAM to register a declaration of readiness of the facility for operation (for objects of SS1) or obtaining a certificate of acceptance of the facility into operation (for objects of SS2 and SS3).

Registration of ownership of a warehouse
After successfully completing the procedure for putting a warehouse into operation, the next mandatory step is state registration of ownership. This process consists of the mandatory entry of relevant information into the State Register of Real Rights to Real Property (hereinafter referred to as the DRRP) and the following steps:
- collection and submission of an application for state registration, a copy of the certificate (act) of acceptance of the warehouse into operation, a receipt for payment of the administrative fee to the ASN or a notary;
- waiting for the entry of information into the DRPP. As a rule, the state registrar carries out all the necessary procedures within 24 hours after receiving the appropriate documents;
- obtaining an extract from the DRRP, which is an official confirmation of the registered right to the warehouse.
Important to know! You also need to check the condition of the land plot under the warehouse. So, if the owner is re-registering it, it is necessary to check the compliance of the land with the intended purpose of the warehouse, the presence of a cadastral number or any encumbrances. What documents are needed to legalize a warehouse?
Technical passport for a warehouse
Almost the most important document for the proper legalization of any real estate object is its technical passport, which is issued by the BTI (Bureau of Technical Inventory) in accordance with current national legislation. And if we talk about a warehouse, then this object requires a technical passport, which contains more extensive information compared to documents for residential objects. First of all, this document should contain such information as:
- plan of the land plot (borders of the land on which the warehouse is located);
- explication (list of all structures, their names, area, engineering communications, including water supply, sewage, electricity supply, etc.);
- warehouse floor plans (drawings, internal layout);
- characteristics of buildings and structures (information about materials, placed equipment, fire safety systems, etc.).
Warehouse commissioning certificate
The certificate is an official document that certifies the readiness of a newly built premises for further use for its intended purpose. It confirms that the construction work was carried out in accordance with the approved design documentation, state construction codes, standards and rules. It must also contain the following mandatory information:
- name of the customer, general contractor for construction;
- data on the construction permit (if necessary);
- information on the compliance of the warehouse documentation with the law;
- date of completion of construction work.
