Registration of ownership of an immovable property implies the entry of statements into the Register of Real Rights to Immovable Property. As a result of such actions – obtaining a statement in paper form, which makes it possible for further donation, sale or rent.Let’s take a closer look at the registration of different categories of real estate.
The registration procedure itself differs depending on the real estate object. Consider the following objects.
Land plot
A distinctive feature of this category of real estate is that, in addition to the fact that the statements of the land plot must be recorded in this register, the information must also be entered into the State Land Cadastre.
The records of the land plot are entered in the register of property rights only if there is an extract from the state land cadastre.
As a result, if you want to register ownership of a land plot, you first need to enter information into the State Land Cadastre.
Residential / non-residential facilities that relate to completed construction
In order to register the right to the newly built property. Registration for such an object should consist of the following steps:
- completion of construction;
- the object must be put into operation;
- the postal address of the object is assigned.
Registration of a completed construction object is possible only after all the above stages have been completed. Until the completion of all stages, it is only possible to register an object of unfinished construction.

The main document of title to an immovable property is an extract from the register of real rights, it is she who confirms that there are already statements confirming ownership in the electronic register.
How long does it take to register a property title?
In accordance with the norms of the legislation, registration is carried out within five working days from the date of submission of the application to the state registrar or notary.
Also, the legislation provides for an accelerated procedure for entering statements into the register, which requires additional payment. There are several types of accelerated procedures for registering property rights: within two hours; within one day; within two working days.
How to get an extract from the register of real rights to real estate?
The registrar must submit a complete package of documents along with the registration application. Depending on the object of registration, the formation of a package of documents for the registration of the latter also depends.
In order to perform the registration actions, you must have the following documents:
- up-to-date technical documentation;
- a document of title to an immovable property;
- an extract from the BTI;
- title document for the land plot;
- extraction from the State Land Cadastre.
