Very often in practice, there is confusion between renovation and redevelopment. Let’s take a closer look at what reconstruction is – this is a certain repair work that involves intervention in the supporting structures, as well as engineering systems. Therefore, this type of work requires a permit and an architectural design. Redevelopment, on the other hand, is repair and construction work, as a result of which the supporting structures are not affected.Resolution of the Cabinet of Ministers No. 406 of 07.06.2017 “On approval of the list of construction works that do not require documents giving the right to produce them, and after the completion of which the facility is not subject to commissioning”. In simple words, if during the repair work there is no interference with the supporting structures, the availability of construction permits is not required, but upon completion of the latter, all technical documentation must correspond to the new footage.
Before making any changes in your own real estate object, you must first agree with the architecture authorities and find out a number of the following questions, in which lines it is necessary to carry out construction work, in which lines it is necessary to reissue technical documentation, what documentation is needed to carry out construction work and why it is generally necessary to go through the approval of changes.
If you decide to live in such an apartment, the issue of paperwork can be postponed until you decide to sell, donate or inherit.
What papers are needed for redeveloping an apartment?
In accordance with the simplified procedure for legalizing redevelopment, the following documents are required:
- technical passport for the real estate object
- a document of title to an immovable property
