Archive reference from BTI
A complete package of documents will be needed to carry out any actions related to real estate objects. These can be, for example, documents issued by state authorities in the process of carrying out certain procedures with property (sale, receiving an inheritance, etc.). This category of documents includes an archival (informational) certificate from BTI.
The legislation of Ukraine specifies that technical inventory services are provided by legal entities or individuals who have the appropriate certificates and permits. Their activities must comply with the Law of Ukraine “On Architectural Activity” and extend to the entire territory of our state.
Features of obtaining a certificate from BTI
The certificate from BTI contains information on the state registration of property rights. Registration is carried out by communal organizations. The certificate is stored on paper media (archive/register files, archive books).
An information certificate from the BTI can be obtained from real estate owners, provided that they registered the right of ownership before 2010. Among the cases when this document is most often needed:
- Sale of an apartment or other real estate.
- Drawing up a donation agreement.
- Privatization of the apartment.
- Issuance of a mortgage.
- Registration of ownership.
- Registration of inheritance.
Let’s consider some of the above cases in more detail:
- Registration of the procedure for alienation of real estate
A documentary certificate will be needed to confirm state registration.
- Confirmation of house demolition
If you want to demolish outbuildings and build something new on this site, you will also definitely need a certificate (BTI certificate on the demolition of the real estate object).
- Registration of inheritance
The document will serve as confirmation of the registration of the real estate object for the person who died.
- Area discrepancy.
Such a situation happens quite rarely. However, no one canceled simple technical errors.
The certificate is valid for 3 months. After this period, the procedure will need to be repeated.
The following documents will be required to obtain a certificate:
- Passport and TIN.
- A document that will serve as confirmation of ownership of a real estate object.
- Application for issuing a certificate.
- A written request from a notary public (for donation, registration of inheritance, for sale).
Important: a characteristic reference was previously issued. The validity period of such certificate was 3 months. After the real estate reform in 2013, BTI has no authority to register ownership of real estate. Therefore, BTI does not currently have the right to issue such a certificate.
We also consider it appropriate to recall the list of services provided by representatives of the Technical Inventory Bureau:
- Technical conclusion.
This conclusion notes the possibility of dividing an apartment, a house, with the allocation of shares in kind.
- Study of a plot of land.
Experts conduct research on the subject of construction.
- Recovery of documents that have been lost.
- Examination of data discrepancies that are specified in different documents and refer to the same real estate object.
BTI help: how to get it as quickly as possible?
As mentioned above, in order to obtain an archival (informational) certificate, BTI begins with the submission of an application. It can be submitted in two ways: when contacting BTI representatives directly or on the official website. You can choose any of the options. This does not affect the terms of receipt of the certificate.
