Buying a property in Slovakia can be the right decision not only if you want to find a new home, but also as an investment.

There are no legal restrictions on foreigners buying real estate in Slovakia. With the accession of the country to the European Union, the rules of ownership of real estate were changed, but the ban on the acquisition of agricultural and forest land remained.

Slovak law allows anyone to own local real estate, but there are also certain restrictions. Real estate in Slovakia can be purchased by anyone, regardless of citizenship, place of residence or having a GNP. A foreign citizen can register real estate in Slovakia both for himself and for his company (S.R.O.) or entrepreneur (Živnosť).

The procedure for buying real estate in Slovakia is practically no different from a similar procedure in any other European country. First, it is necessary to conclude a preliminary contract with a notary. After signing the contract, it is necessary to open a bank account and sign the main plan contract.

Buying real estate in Slovakia gives you a number of advantages:

  • you will have the opportunity to obtain a loan or mortgage both for the development of your business and for the purchase of real estate.
  • profitable investment of capital and savings without fear of inflation or exchange rate fluctuations;
  • receiving a stable legal profit in euros (in the case of purchase for the purpose of investment and further rental);
  • confirms your GNP status with the real address of your residence and opens the possibility to register your company at the same address.
  • guarantees obtaining the status of a permanent GNP in the perspective of the next 5 years;
  • makes it possible to live and do business in an EU country bordering many neighboring European countries;
  • an absolute plus of Slovakia is also the fact that when buying real estate there is no need to confirm the financial origin of funds, as it is requested in other countries.

The cost of services when working with real estate in Slovakia

The price is formed depending on the value of this or that real estate object, its location and the participation of lawyers in accompanying agreements on the purchase or sale of real estate in Slovakia.

Usually, such a value is formed as a percentage of the value of the real estate object and ranges from 2 to 5 percent. At the same time, other approaches to price formation are also possible.

Therefore, if you really want to buy real estate in Slovakia, you need to take the following steps

  1. Selection (search) of real estate in Slovakia
  2. Legal analysis of real estate
  3. Accompanying a notary in Slovakia

How to get a residence permit when buying or renting real estate:

Business immigration is the easiest and most reliable way to obtain a residence permit today. Moreover, it is the cheapest way. It is ideal for entrepreneurs, remote workers and freelancers (programmers, designers, business consultants, translators, etc.). But you cannot get a residence permit simply by buying real estate in Slovakia. Of course, this will be an additional plus, but when considering the application for other reasons: study, work, business, presence of close relatives in the country, etc.

There are only 3 conditions for obtaining a residence permit in Slovakia:

  • rent (or buy) real estate
  • Register a private limited company or limited liability company
  • Show availability of money in personal and business accounts.

We also recommend conducting an inspection of the real estate object prior to the acquisition of ownership.

Importantly! Ownership of real estate in Slovakia does not entitle a foreigner to a residence permit on the territory of the Slovak Republic. One of the reasons can be the conduct of business activities.
