We are talking about the eOselya program. This program has certain features. Lending conditions

eOselya belongs to the state programs of affordable mortgage lending. This program became operational in October 2022. The program is implemented by the Ministry of Economy of Ukraine, Ukrfinzhitlo and the Ministry of Digital Transformation.

Resolution No. 856 defines the conditions that will allow obtaining an affordable mortgage under this program.

The borrower must meet the following criteria:

  • Citizenship of Ukraine
  • Age from 18 to 70 years
  • Solvency
  • Availability of personal property of no more than 52.5 sq.m

In addition, the borrower must not be included in the sanctions lists and must not be involved in other programs from the state that are related to providing housing.

According to the YeOsel program, borrowers will take out mortgages from banking institutions, and the state will provide compensation at the appropriate interest rate. That is, the program provides for the financing of banks, which in the future will lend to privileged categories of citizens.

To receive information about the availability of participation in the eOsel program, you need to submit a corresponding application through "Diya" or directly at the bank itself. After analyzing the primary documents regarding status and income, the citizen will receive a preliminary decision.

In addition, no one canceled the first mortgage payment. At the moment, it is at least 20% of the mortgage amount. In addition, there are additional costs. they are standard for all mortgage loan participants:

  • One-time commission
  • Mortgage insurance

  • Opening an account, transferring funds

Categories of citizens who can use the eOselya program

The main advantage of the Osel program is the availability of simplified lending conditions combined with the minimum interest rate - from 3 to 7%. Let's consider which categories are eligible for credit at 3%:

  • Law enforcement officers
  • Military personnel
  • Doctors
  • Education workers and scientists
  • Detectives of the National Anti-Corruption Bureau
  • Representatives of the State Bureau of Investigation and the Bureau of Economic Security

The following can count on preferential lending at 7%: participants in hostilities, war veterans, persons with disabilities acquired as a result of hostilities, families of fallen defenders of Ukraine.

 

Disadvantages of lending under the Oselya program

Lending under the eOselya program has certain limitations. First, it is a limited choice of real estate. The program covers housing with certain characteristics: not older than 10 years, has a certain area, etc. Secondly, a whole series of obligations for the borrower. That is why it is better to analyze your own possibilities before signing a mortgage loan agreement. The main factor of positive cooperation with banking institutions is income stability.
